Categorieën:

4. Commodities (gold, oil, agricultural)
5. Infrastructure (toll roads, airports, power)
6. Cryptocurrency
7. Art, wine, collectibles
8. Forestry, farmland

Waarom in portfolio:

• Diversificatie: lage correlatie met stocks/bonds
• Inflation hedge: real assets, commodities
• Higher returns (potentieel)

Beperkingen:

• Illiquid (vaak)
• Hoge minimum-investment
• Hoge fees (PE 2-and-20, real estate 1-3% mgmt)
• Complex tax
• Mostly accredited-only

Endowment model:

Yale, Harvard endowments hebben 30-50% in alternatives. Hun lange tijdshorizon en grote scale enable dit.

Voor retail:

Most alternatives unreachable. Wat WEL beschikbaar:

• REITs (vastgoed via aandeel)
• ETFs op commodities (GLD, USO)
• Crypto via direct purchase of ETFs (sinds 2024 spot BTC ETF approved)
• Some platforms voor crowdfunded vastgoed (Property partner, etc.)
